I took over the management of this home when a self-managing landlord found their tenant had left their home full of rubbish at the end of the lease.
I completed the outgoing inspection on the Tuesday I took over the management. Wednesday and Thursday were spent removing rubbish, cleaning, and advertising the home for sale.
I signed a new lease with a fantastic tenant just 4 days later on the Saturday. After transferring the bond, I successfully claimed the bond to cover the costs of rubbish removal and cleaning.
My clients purchased their first investment property with a 42 day settlement. During the 42 days, the health situation changed such that the property was in a lockdown area.
Upon appointment, I had been out to the property and taken "walk through" videos of the home, which I was able to use for virtual inspections in advertising and private inspections in the lead up to settlement.
Being flexible in arranging inspections meant I found the perfect tenant who was frustrated by not being able to view other properties. New lease commenced the day after the new owners picked up the keys.
